Buying a home is exciting! It can also come with a whole new vocabulary and a surprisingly long to-do list. If you are wondering where to begin, take a breath. We will take it one step at a time. Whether you are buying your first home, relocating to Asheville, or looking for a mountain retreat, understanding the process helps you move forward with confidence.

My philosophy is simple: An informed buyer is a confident buyer. My role is to educate, advise, problem-solve, and help you make decisions that are right for you.

You do not need to become a real estate expert overnight. That is what your team is here for! Here is the homebuying journey in nine steps. Each step links to a short article with more detail, so you can explore the information you need at your own pace.

The Nine Steps to Buying a Home

  • Step 1: Schedule a Buyer Consultation. Meet with an agent, learn how buying works in North Carolina, and decide whether their experience and approach are a good fit.
  • Step 2: Get Prequalified with a Mortgage Lender. Explore financing, estimate your cash needs, and establish a price range that feels comfortable.
  • Step 3: Set Up Your Property Search. Identify your priorities and create an MLS search. Start broad enough to discover possibilities, then refine as you learn.
  • Step 4: Start Exploring. Get to know neighborhoods, drive by promising properties, or use recorded video tours if you are buying from out of town.
  • Step 5: Let's Go See Some Houses!. Tour homes with an eye toward condition, layout, access, and daily life. Ask questions and identify concerns that may need professional evaluation.
  • Step 6: Write an Offer. Review property information and comparable sales, then choose your price, deposits, investigation period, and other terms.
  • Step 7: You're Under Contract!. Complete inspections and other investigations, work closely with your lender, and make decisions before your contract deadlines.
  • Step 8: Closing Day. Complete your final walk-through, sign documents, and wait for confirmation that closing is complete and you are entitled to possession.
  • Step 9: You're a Homeowner!. Settle in, plan maintenance, and remember that I remain a resource after closing.

Three Things to Understand Early

Before touring, take time to understand buyer representation in North Carolina, including the agreement and compensation terms.

Before making an offer, read North Carolina Due Diligence Explained. The due diligence fee, earnest money deposit, and due diligence period serve different purposes, and your contract deadlines matter.
