Step 2: Get Prequalified and Choose a Responsive Mortgage Lender

Before we fall in love with a porch, a view, or a kitchen island big enough to host Thanksgiving, let’s talk numbers. Before we fall in love with a porch, a view, or a kitchen island big enough to host Thanksgiving, let’s talk numbers. We need a realistic sense of your purchasing power before touring homes in Asheville. Talking with a lender helps you understand financing options, estimated monthly costs, and how much cash you may need.

The goal is a purchase that feels comfortable for you. The maximum amount a lender offers may be more than you want to spend.

Understand What the Lender Has Reviewed

Lenders use the terms “prequalification” and “preapproval” differently. Ask what information they have verified and what still needs to happen before final approval. Neither letter guarantees that a particular home purchase will receive financing.

Include taxes, insurance, possible HOA dues, and maintenance in your planning. Ask about the down payment, closing costs, prepaid expenses, and money you will need before closing for deposits and inspections.

Compare Service Alongside Cost

Credit unions, banks, and mortgage brokerages can offer different products and service models. Compare loan options and fees, and review comparable Loan Estimates when available.

I place a high value on responsiveness. Buyers often find homes after work or on weekends. When you are ready to make an offer, access to your lender can help us get timely answers and updated documentation.

Ask:

  • Can I reach you outside traditional business hours?
  • Will you be my main contact throughout the process?
  • Which loan programs fit my circumstances?
  • What costs should I expect, and how quickly can you close?

Why I Often Recommend Local Lenders

I appreciate lenders who know our market and communicate directly with everyone involved. I am cautious about service models with frequent handoffs or unclear points of contact. Wherever your lender is based, ask how they will keep your loan moving.

Once we understand your budget, we can build a search around it. If you would like lender introductions, call or text me at (828) 301-6374.
