Buying in Asheville or Western North Carolina? You probably have questions. You may even have questions about your questions! That is completely normal. Let’s clear up a few common ones, with links to more detail whenever you want it.

Where Should I Start?

Start with a buyer consultation and, if financing, a conversation with a lender. These help you understand the process, choose your team, and establish a comfortable budget.

How Much Money Will I Need?

Plan for your down payment, closing costs, prepaid expenses, inspections, and any agreed buyer-agent fee you must pay. Due diligence and earnest money may also require cash early in the transaction; if you close, they are credited toward the purchase rather than paid twice. Ask your lender for an estimate and review contract-related payments with your agent.

Is Prequalification the Same as Final Loan Approval?

No. Lenders use prequalification and preapproval terminology differently, and a letter is not a loan guarantee. Ask what has been verified and what conditions remain. Read Mortgage Preparation.

Do I Have to Hire a Buyer's Agent?

You can purchase without one. An agent can help you evaluate properties, negotiate, and manage the process. If you hire one, understand the agreement and compensation before touring. Read Buyer Representation in NC.

Who Pays My Buyer's Agent?

Compensation is negotiable. The seller or listing firm may contribute, and you may owe some or all of the fee under your agreement. Discuss the arrangement early rather than assuming the seller will pay.

Can I Get My Due Diligence Fee Back If I Cancel?

Usually not when you simply choose to terminate. Specific contractual exceptions may apply. Earnest money is generally refundable following proper termination within due diligence. Read Due Diligence Explained before selecting amounts or deadlines.

Does the Seller Have to Fix Inspection Problems?

The seller generally does not have to agree to new repair requests. We can negotiate, but the seller may decline. The seller's existing obligations under the contract still apply.

What Should I Investigate with a Mountain Home?

Depending on the property, consider road access and maintenance, steep driveways, drainage, retaining walls, slope concerns, wells, septic systems, internet service, and winter access. If rental use matters, verify local rules and private restrictions.

Can I Begin My Search from Out of State?

Yes. We can start with a consultation and MLS search, then use recorded agent previews to narrow the options before you travel. Read Exploring Homes from Afar.

How Long Does the Process Take?

The search may take weeks or months. The contract-to-closing schedule depends on financing, investigations, title work, and negotiated dates. We will build a schedule around your transaction rather than promise a universal timeline.

When Can I Move In?

Wait for confirmation that closing is complete and that you are entitled to possession under your contract. Signing alone is not that confirmation. Read Closing Day in NC.

Ready to Talk Through Your Questions?

I'd welcome the opportunity to help you determine your next steps. No pressure, just good information.
