Step 8: What to Expect on Closing Day in North Carolina

You made it! The boxes may be packed, and you are probably more than ready to stop signing things. Closing day is exciting, but a few important tasks remain before you can begin enjoying your new home.

You made it! The boxes may be packed, and you are probably more than ready to stop signing things. Closing day is exciting, but a few important tasks remain before you can begin enjoying your new home.

Being prepared helps make the day smoother.

Before You Sign

We will arrange a final walk-through to check the property's condition against the contract and verify agreed repairs. If something needs attention, we want to identify it before settlement.

You should also confirm:

  • Utilities are scheduled to transfer appropriately.
  • Homeowners insurance is effective when required.
  • Your lender's final requirements are complete.
  • You have reviewed the closing figures and funding instructions.
  • You have the identification and other items your attorney requests.

Use the payment method your attorney approves. Independently verify wiring instructions by calling the attorney's office at a trusted number before sending funds.

At the Closing Table

Your closing attorney will explain the documents and handle the legal aspects of settlement. Ask questions about anything you do not understand.

I plan to attend whenever possible so I can help with transaction questions or last-minute issues.

When Can You Move In?

Signing and receiving possession are not always simultaneous. The attorney still needs to complete the closing steps, including recording. Wait for confirmation that closing is complete and that you are entitled to possession under your contract. A separate possession agreement can affect that timing.

We work toward completion on the scheduled day, but lender, funding, or recording delays can occur. If possible, I recommend scheduling movers for the following day and keeping some flexibility. An extra day is helpful breathing room, though it cannot guarantee that every delay will be resolved.

Once we receive the appropriate confirmation, it is time for the keys, the happy dance, and the “we really did it!” moment.
