From deciding it's time to sell to handing over the keys, here's what you need to know.
Selling your home is a big decision. Sometimes it's exciting! Maybe you're ready for more space, less maintenance, a new job, or a fresh adventure. Perhaps you're downsizing because the kids have flown the nest (and you're ready for a little less house to clean).
Other times, selling comes with more complicated emotions. Financial changes, health concerns, the loss of a loved one, or unexpected life circumstances can make selling a home feel overwhelming.
Whatever brings you to this decision, one thing remains the same: You deserve good advice, honest communication, and someone in your corner who understands both the market and your goals.
Selling a home involves plenty of moving parts, and not all of them are within your control. You can't change interest rates, predict what buyers will do, or magically relocate your house to a more desirable neighborhood.
But you can make informed decisions about how your home is prepared, priced, presented, and marketed. And you can choose the person who will guide you through the process.
That's where we begin!
Step 1: Choose the Right Real Estate Agent
Choosing your listing agent is one of the most important decisions you'll make when selling your home.
Experience matters. So do communication, market knowledge, creativity, and the ability to tell you things you might not necessarily want to hear.
I encourage sellers to interview agents, ask questions, and understand exactly what services will be provided.
And here's something many sellers don't realize: You don't have to wait until you're ready to put a sign in the yard to talk with an agent.
If you're thinking about selling in six months or even a year, it's not too early to start planning. Read more: Choosing the Right Real Estate Agent
Step 2: Schedule a Listing Consultation
A great listing consultation should be much more than a quick walk through your home followed by a suggested asking price.
Your agent should take time to understand your goals, tour your property, discuss improvements, review market information, explain agency relationships, and outline how they would approach selling your home.
You should also leave the conversation understanding the proposed listing agreement, compensation structure, and marketing services.
Plan on spending an hour or two with each agent. This is an important decision, and it's worth the time.

Step 3: Understand Your Home's Market Value
So, what's your house worth?
It's probably the first question on your mind. And while I would love to tell you there's a magical button that produces the perfect answer, there isn't.
Pricing is part science, part art.
Comparable sales, current listings, buyer demand, location, property condition, and broader market trends all play a role.
A well-informed pricing strategy can make a significant difference in how quickly your home sells and the price you ultimately achieve.

Step 4: Choose a Pricing Strategy
Not every seller has the same goals, and not every property requires the same pricing approach.
Some sellers have the luxury of time. Others need to sell quickly. Some homes are relatively easy to compare with recent sales, while others are truly unique. I often discuss three approaches with sellers: aspirational pricing, comparable-sales-based pricing, and event-sale pricing.
The right strategy depends on the home, the market, and your priorities.

Step 5: Get Your Home Ready for Market
This is where the to-do lists begin!
But before you start tearing out your kitchen cabinets or replacing every light fixture, let's talk about what actually matters to buyers.
Not every improvement increases your home's value. Sometimes a deep cleaning, fresh paint, thoughtful landscaping, and a little decluttering will accomplish more than an expensive renovation.
The goal is to make your home look its best without spending money unnecessarily.

Step 6: Develop a Thoughtful Marketing Plan
Professional photography? Absolutely.
But beautiful photographs are only one piece of a successful marketing strategy.
A well-marketed property tells a compelling story about the home, reaches the right audience, and showcases the features that make it special.
Depending on the property, this may include video, drone photography, floor plans, property brochures, digital advertising, open houses, and professional staging.
You'll also want to understand the different ways your property can be introduced to the market, including public listings and more limited marketing options.

Step 7: Your Home Is on the Market!
Congratulations! Your home is officially for sale.
Now comes the part that can test even the most patient seller: waiting for the right buyer. There will be showings, feedback, market updates, and possibly periods when things feel a little quiet.
Understanding how to evaluate buyer activity and how your home compares with the competition will help you make thoughtful decisions along the way.
And remember, sometimes patience really is the best strategy.

Step 8: Evaluate Offers and Negotiate
You've received an offer. Fantastic!
But don't pop the champagne just yet. There's still some work to do.
An offer is about more than the purchase price. Financing, due diligence fees, earnest money, closing dates, contingencies, and other terms can all influence whether an offer is right for you.
Your agent should help you understand the strengths and risks of each offer so you can negotiate with confidence.

Step 9: Navigate Due Diligence and Closing
Your home is under contract. You're getting closer!
In North Carolina, the period between contract and closing can involve inspections, repair requests, appraisal, title work, financing, and plenty of communication between the parties.
Some transactions sail along beautifully. Others have a few bumps in the road.
This is where experienced representation, attention to detail, and good problem-solving skills become especially valuable.

There will be decisions to make, details to manage, and possibly a few unexpected surprises along the way. My approach has always been to give sellers the information they need to make good decisions, offer thoughtful recommendations, and communicate openly throughout the process.
Your home. Your goals. Your decisions. My job is to help you navigate the journey with confidence.
