Q2 MARKET ANALYSIS
- Median Sale Price: Asheville $513,000; Buncombe County $470,000
- Sales Volume: 616 Asheville sales; 1,035 Buncombe County sales during the first and second quarters of 2026
- Days on Market: 88 days in Asheville; 91 days in Buncombe County—the highest second-quarter levels since 2015
- Inventory: The market continued shifting toward buyer-friendly conditions. Most lower- and mid-priced segments remained near a balanced six-month supply, while several higher-priced categories exceeded six months. Inventory above $1.5 million reached 15.0 months in Asheville and 15.93 months in Buncombe County
- Market Direction: Median price per square foot declined in most price ranges, while Q2 recorded more home sales than any quarter since Q3 2024. Slower growth in new listings suggests the market may be approaching its most buyer-friendly point and beginning to stabilize
