Q2 market analysis
- Median Sale Price: Asheville $513,000 (Q2); Buncombe County (excluding Asheville) $470,000 (Q2)
- Sales Volume: 616 Asheville sales; 1,035 Buncombe County (excluding Asheville) sales through Q2 2026
- Days on Market: 88 days in Asheville; 91 days in Buncombe County (excluding Asheville)—the highest second-quarter levels since 2015
- Inventory: Generally balanced but increasingly buyer-friendly; many higher-priced segments now exceed six months of inventory, with $1.5M+ inventory reaching roughly 15 months in both Asheville and Buncombe County
- Pricing Shift: Median price per square foot declined across most price ranges despite Asheville’s overall median sale price increasing. Higher inventory and longer market times have given buyers more leverage.
